Damage to your home from an unexpected water loss is never a welcome event. In the best-case scenario, the damage is covered by your homeowners insurance and you have retained a qualified restoration contractor who can help document the loss, establish the appropriate scope of work, communicate with your insurance company, and begin mitigating the damage. Depending on your policy and the circumstances of the loss, your out-of-pocket responsibility may then be limited primarily to your deductible.

Unfortunately, not every water loss is covered by a standard homeowners insurance policy.

As we head into what NOAA is forecasting could become a historically strong El Niño during the fall and winter of 2026–27, water intrusion is something homeowners throughout New England should be thinking about. A strong El Niño does not guarantee a wet winter here in Connecticut, but it is a good reminder that significant, severe weather events can happen, and that water does not always enter a home in a way that homeowners insurance will cover.

Groundwater entering through a foundation, surface water from heavy rains, flooding, and other forms of water intrusion may fall outside the coverage provided by a standard homeowners policy. For many homeowners, the first time they learn this is after the damage has already happened.

This creates an entirely different type of emergency. The water still needs to be removed from the structure, wet materials may need to be addressed, and the home still needs to be dried and stabilized. But now, instead of thinking primarily about an insurance deductible, the homeowner may suddenly be faced with an unexpected expense that needs to be paid partially or entirely out of pocket.

In situations like this, the temptation to make a decision based primarily on price can be strong. Restoration is an industry with a wide range of providers, from large national franchises to smaller independent contractors. The size of the company, however, is not necessarily what determines whether they are the right choice. What matters is whether the contractor has the training, equipment, experience, and understanding necessary to properly evaluate the loss, control the affected environment, dry the structure, and help prevent a difficult situation from becoming a larger one.

When the expense is coming directly out of your own pocket, it is understandable to look closely at cost. But choosing a contractor based on price alone can sometimes create additional expenses later if moisture is missed, materials are removed unnecessarily, or the home is not properly dried.

If insurance coverage is limited or unavailable, a homeowner may need to consider other ways to manage the cost of restoration. Depending on the size of the loss and the work that needs to be completed, those options may include personal savings, a home equity line of credit, a personal loan, credit cards, financing offered through a restoration contractor, or even completing portions of the project in phases when that is appropriate.

For restoration work in particular, timing matters. Delaying necessary water mitigation or structural drying simply because the expense was unexpected can allow the damage to become more extensive.

When building materials remain wet for an extended period of time, the potential for microbial growth increases significantly, along with the likelihood that materials which may initially have been salvageable will eventually need to be removed.

That is why it is important to separate two questions: how the restoration will ultimately be paid for, and what needs to happen immediately to protect the home. A homeowner may still need time to evaluate financing or payment options, but the structure itself often cannot afford to wait.

When choosing a restoration contractor, the availability of financing may also be worth considering. Financing itself is not a measure of a contractor’s qualifications, but a company that already has an established relationship with a financing provider may offer a more streamlined way for a homeowner to address an unexpected loss.

Instead of having to begin searching for a lender while the home remains wet, a homeowner may be able to review financing options, apply for funding, and make a decision through an established process. In a situation where time matters, having that option readily available can remove one of the obstacles to getting necessary mitigation work underway.

Of course, having financing available does not automatically mean it is the right choice for every homeowner. Just as you should take time to understand the scope of the restoration work itself, it is also important to understand the financial terms being offered before making a decision.

A financing option that allows necessary work to begin quickly can be valuable, but homeowners should still look carefully at the interest rate, repayment period, monthly payment, promotional terms, and the total amount that will ultimately be repaid. The goal should not simply be to find a way to pay for the work today, but to choose an option that makes sense for your household over the life of the financing.

What Should You Look for in a Financing Company?

Not all financing programs are structured the same way, so homeowners should take the time to understand exactly what is being offered before moving forward.

A reputable financing company should make the terms easy to understand. You should be able to clearly see the interest rate or APR, the length of the repayment period, the expected monthly payment, and the total amount you may repay over the life of the loan. If there is a promotional period, such as reduced or deferred interest, make sure you understand what happens when that period ends.

Mold Remediation and Whole Home Wellness: Investigation, Discovery, & Treatment

One of the largest challenges in determining how to improve the overall indoor air quality of a home is that the answer is not always immediately apparent. A homeowner often does not know why they are noticing bad odors or simply feel that the air in their home is not as clean as it should be.

Frequently, some of the first places we investigate are basements and other areas where elevated humidity and moisture are common. However, when we perform a Whole Home Indoor Air Quality Assessment, our investigation does not stop there. A home functions as one interconnected environment, which means the source of an indoor air quality concern may be somewhere the homeowner rarely sees.

At one home we recently investigated, the basement was not the culprit after all. When we entered the attic, it quickly became clear that there was a ventilation problem. The soffit vents intended to promote airflow through the attic were too small and had also been blocked by insulation, preventing the amount of airflow needed to properly manage humidity within the space.

It was also apparent that these conditions had been present for quite some time. Extensive dark microbial staining was visible across portions of the wood roof decking, and we found additional affected areas beneath the blown-in insulation. Before we could properly remediate the attic, that insulation needed to be removed so our technicians could access all of the affected surfaces.

Because disturbing microbial growth during remediation can release particulates into the air, we constructed containment around the attic access to separate the work area from the occupied areas of the home. This allowed our technicians to work within a controlled space while reducing the potential for material disturbed during remediation to migrate into other areas of the house.

The project took four days to complete, and during that time we also ran an Aspen Air Purifier outside of the containment to provide additional filtration for the air within the living space. The purifier was not being used as a substitute for containment or remediation. It was another layer of filtration for the occupied areas of the home while the work was taking place in the attic above.

Once the blown-in insulation had been removed and we could access the affected roof decking, we used the HEPA sandwich method to remediate the surfaces.

The process begins with HEPA vacuuming to remove loose particulate from the affected material. The surfaces are then cleaned and treated with an antimicrobial application, with additional agitation where necessary. Once that portion of the cleaning process is complete, the surfaces are HEPA vacuumed again to capture particulates that may have been loosened during the remediation.

The goal is not simply to make dark staining on the wood look better. Mold remediation is about physically removing microbial growth from the affected building materials while controlling what is disturbed during the process.

This particular home is a good example of why we look at indoor air quality from a whole-home perspective. The homeowner was not spending time in the attic and had no reason to regularly inspect the space, but the conditions developing there were still part of the overall environment of the home. Had we limited our investigation to the basement or the main living areas, we may never have identified the source of the concern.

This is also why improving indoor air quality requires more than simply testing the air or adding filtration. If there is a source within the home continually contributing moisture, particulate, microbial growth or other contaminants, identifying that source is an important part of developing an effective treatment plan.

Our philosophy toward indoor air quality starts with understanding that every home is different. We don't walk into a home assuming that an air purifier, duct cleaning, dehumidifier or any other individual service is automatically going to solve the problem. Before we can develop a treatment plan, we first want to understand what conditions within the home may be contributing to the concern.

Our goal during a Whole Home Indoor Air Quality Assessment is to identify those potential sources and conditions first and then develop a treatment plan based on what we actually find. Sometimes that may include remediation. In another home it may mean controlling humidity, improving filtration, cleaning accumulated reservoirs of dust and particulate, addressing ventilation or a combination of several approaches.

In this home, better filtration alone would not have addressed years of elevated humidity and microbial growth in the attic. We first had to identify the source, remediate what had developed and address the conditions that allowed it to happen in the first place.

One of the more important takeaways from this project is how quietly conditions like these can develop. There was not one dramatic water loss that suddenly created a problem in the attic. Instead, inadequate ventilation allowed elevated humidity to persist over a long period of time. Because the attic was rarely used, there was little reason for the homeowner to recognize what was happening until the conditions had already become significant.

Attics, basements and other unfinished areas of a home are easy to overlook, but the conditions within those spaces can change over time. Ventilation can become obstructed, insulation can restrict airflow, humidity levels can become elevated and small moisture problems can remain unnoticed for years. Identifying those conditions earlier can make a significant difference in what eventually needs to be done.

For us, this project was a good reminder that some of the most important parts of a healthy home are the parts we don't see every day. A healthier indoor environment starts with understanding the entire home, not just the rooms we live in every day.

Control, Treat, and Remove: How the HEPA Sandwich Fits Into Mold Remediation

At every mold remediation project we work on, our IICRC-trained technicians install proper containment using plastic sheeting, ZipWall barriers, and other materials designed to isolate the work area from the rest of the home. We do this to prevent dust, debris, and airborne mold spores disturbed during remediation from spreading into unaffected areas.

Because containment can temporarily make certain areas of a home more difficult to access, homeowners sometimes ask us why the barriers are necessary. The answer is pretty straightforward; mold remediation is as much about controlling and removing contamination as it is about preventing that contamination from being spread somewhere else.

If you had an interior painting contractor in your home, you would expect that their work area is protected to prevent getting paint onto surrounding surfaces. Mold remediation follows a similar principle, but the reason for containment is more specialized. When mold-affected materials are disturbed, spores and contaminated dust can become airborne and travel beyond the immediate work area. Unlike a paint splatter, that spread may not be visible to the naked eye.

This is why containment is so important. It helps isolate the work area and reduce the chance of cross-contamination into unaffected parts of the home while remediation is under way.

While containment creates a physical barrier between the remediation area and the rest of the home, we also need to control the air moving within that space. During many mold remediation projects, we operate a HEPA-filtered air scrubber inside the contained work area. These machines continuously pull air through HEPA filtration to capture airborne particles that may be released while affected materials are being removed or cleaned. When the system is configured to establish negative pressure, filtered air is exhausted from the contained area, helping create a pressure difference between the work area and the surrounding home.

But what does negative pressure mean?

Negative pressure simply means that the air pressure inside the contained work area is slightly lower than the air pressure outside of it. Because air naturally moves from areas of higher pressure to lower pressure, this helps encourage air to flow into the containment rather than allowing potentially contaminated air to move out into the unaffected areas of the home.

The result is controlled airflow into the contained work area rather than outward into the surrounding home. In a properly established containment environment, this helps keep airborne particles from escaping the work area while remediation is taking place.

If you have observed containment in your home during a remediation project, you may notice that the plastic walls are pulling slightly inward. That is negative pressure at work, helping us keep the contamination we are addressing contained within the work area.

Once we have the work area sufficiently contained and the air inside is being controlled by our air scrubber, the next step is to address the affected materials themselves.

Depending on the extent of the mold growth and the materials involved, some building materials may need to be removed entirely. Porous materials like drywall and insulation can be difficult or impossible to effectively clean once mold growth has affected them. In these situations our technicians carefully remove the materials while containment and negative pressure are in place to control the dust and debris that removal can generate.

Once the unsalvageable materials are removed what remains must be meticulously cleaned using a process commonly referred to as the HEPA sandwich. The HEPA sandwich method gets its name from combining three separate cleaning methods that work together to remove contamination.

The first step, or the top of the HEPA sandwich, is HEPA vacuuming. During this step, our technicians methodically vacuum the remaining surfaces to remove loose dust, debris, mold spores, and other particulate matter. Just as important as removing those particles is what happens afterward: the HEPA vacuum is designed to capture and contain fine particulate rather than simply redistribute it back into the work area.

Step number two, or the middle part of the sandwich is wet wiping and cleaning. After the loose particulate has been removed with the initial HEPA vacuuming, our technicians wet wipe the remaining structural surfaces to physically remove contamination that may still be adhered to the materials. On rough or irregular surfaces where wiping alone is not sufficient, we may also use a brush to agitate and then clean the surface more thoroughly.

An antimicrobial solution may also be applied to the cleaned surfaces during this step as part of the remediation process. It is important to remember, however, that controlling the underlying moisture condition is what ultimately helps prevent mold from returning.

When staining remains on materials such as attic roof decking or wall studs after cleaning, we may also use a stain-removal agent to address the residual discoloration. This stain-removal step improves the appearance of the material, but it is separate from the physical removal of contamination that occurs during HEPA vacuuming, wet wiping, and scrubbing.

The final step, or the bottom of the HEPA sandwich, is a second round of HEPA vacuuming. Once the wet wiping, scrubbing, and any other necessary cleaning steps are complete and the surfaces have dried, our technicians methodically HEPA vacuum the area again.

This final pass is important because the wet-cleaning process can loosen additional dust, spores, and particulates from the surfaces being treated. The second HEPA vacuuming helps capture and contain any remaining material, leaving the structural surfaces as thoroughly cleaned as possible before the containment is removed.

That is what makes the HEPA sandwich effective: it is not a single cleaning step or the application of one product. It is a deliberate sequence of HEPA vacuuming, physical wet cleaning, and final HEPA vacuuming designed to remove contamination from the affected materials while containment and air filtration continue to protect the surrounding areas of the home.

Mold remediation is not simply about removing what you can see. A properly managed project involves controlling the work area, managing airborne particulates, removing materials that cannot be salvaged, and thoroughly cleaning the structural surfaces that remain.

While our HEPA-filtered air scrubbers operate within the containment, we also typically run an Aspen air purifier in the living space outside of the work area. This gives us an additional layer of HEPA filtration in the portions of the home that remain occupied while remediation is taking place and helps continuously filter airborne particulates from the surrounding indoor air.

From the containment and negative pressure to the HEPA sandwich and air filtration, each part of the process serves a specific purpose. The goal is not simply to make an affected area look clean again. It is to perform the remediation in a controlled, methodical way while protecting the unaffected areas of the home and leaving the treated space as thoroughly cleaned as possible.

Once the remediation is complete it’s important to understand that even the most thorough mold remediation cannot prevent future growth if the moisture conditions that allowed mold to grow in the first place are not corrected.

Mold requires moisture to grow, and identifying the source of that moisture is imperative to keep it from returning. Depending on the home, that may mean repairing a roof, improving attic or basement ventilation, repairing a leaking appliance or plumbing, or controlling elevated humidity with dehumidification.

This is also where mold remediation connects directly to our Whole Home Approach. We do not look at an isolated area of mold as a problem that exists completely on its own. We look at how moisture is moving through the home, how the affected area may be interacting with the surrounding living space, and what can be done to help create a cleaner, healthier, and more comfortable indoor environment overall.

That philosophy guides the way we approach every project. Containment protects unaffected areas, air filtration helps manage airborne particulates, the HEPA sandwich addresses contaminated surfaces, and moisture control helps reduce the conditions that allow mold to return.

For us, successful mold remediation is not just about removing what is visible today. It is about understanding the home as a complete system and taking the steps necessary to leave our clients with the cleanest, healthiest, most comfortable home possible.

Mattress Cleaning: An Overlooked but Important Component of A Clean Healthy Home

Although we spend an average of around 3,200 hours each year sleeping, when we ask our clients when they last cleaned their mattress, we tend to hear the same thing over and over. Very few people have even considered cleaning their mattress, and even fewer have ever had one professionally cleaned.

The fact remains that our mattresses can become reservoirs for dust and debris, just like the other soft surfaces in our homes. It may not be pleasant to think about, but as we sleep our bodies naturally shed skin cells. Dust mites feed on this material, and the waste products they produce can trigger asthma and allergy symptoms, especially in sensitive individuals.

Due to the sheer amount of time we spend in bed, the case can be made that mattress cleaning may be one of the most important yet overlooked components of a cleaner, healthier home. If you regularly wake up with respiratory symptoms like congestion, sneezing, or other allergy-like symptoms, your mattress may deserve a closer look.

Consider what accumulates in your bedding and mattress: Shed skin cells and body oils, everyday household dust, dust mite waste particles, pet dander, and pollen, do not differentiate between the soft surfaces in our homes. The result is the same: fine particles make their way into the mattress over time.

You may think that regularly changing your bedding addresses most of the issue, but although sheets and mattress protectors do provide an important barrier between you and your mattress, fine and ultrafine particles can still reach deep into the fibers of your mattress over time. Unlike sheets and blankets which can be washed your mattress can not. Even regular vacuuming will address only some of the surface debris.

When you look at your mattress as part of your sleep microenvironment it becomes clear that a neglected mattress may be a glaring oversight in your home cleaning routine. When you lie down on your mattress, your breathing zone remains in close proximity to this particular soft surface for hours at a time. In addition, normal movement in bed disturbs particles that have settled into the mattress, allowing them to be airborne, effectively recirculating them into your home.

Professional mattress cleaning helps address this problem through thorough HEPA vacuuming, but it’s not just about suction. Household vacuums may remove visible debris from the mattress surface but fine particles can pass through or escape around regular filters, bags, and the seals and connections in a vacuum that is not HEPA filtered. True HEPA filtration is designed to capture at least 99.97% of particles measuring as small as .3 microns under test conditions. Professional HEPA vacuuming involves methodical, overlapping passes, attention to seams, tufts, and crevices.

This is where HEPA vacuuming makes a meaningful difference, not only in how much material the equipment removes, but what happens to that material after it enters the vacuum.

While the HEPA vacuuming removes and contains the dry particulate matter trapped in the fibers of your mattress, the natural oils, perspiration, stains, and other residues that vacuuming alone can not remove require a different approach.

For this portion of the cleaning, we deploy our truck mounted, steam cleaning extractor. This hot water extractor is the same equipment used when we clean all of the soft surfaces in your home. Often referred to as “steam cleaning”, our system heats the water to approximately 180°F, helping to loosen and suspend oils, soils, and residues before powerful extraction removes them along with the cleaning solution.

At Professional Cleaning and Restoration Systems, we believe that creating a cleaner, healthier home means looking beyond the surfaces that are easiest to see and your mattress is a perfect example. It may look perfectly clean but that does not mean that dust, oils, skin cells, allergens and other fine particulate matter have not accumulated over time.

How Home Fragrances Affect Indoor Air Quality

At Professional Cleaning and Restoration Systems we understand that there is a significant difference between covering up an odor and addressing its source. In stores all over the country there are scented candles, air fresheners, sprays, and diffusers all marketed to homeowners to help keep our homes smelling good. And we admit - some of them do add pleasant fragrances in a home.

Where this becomes problematic is when these fragrances become a substitute for cleanliness and are used to mask odors. Even more important, many of these products can introduce pollutants into the air, including VOCs (volatile organic compounds).

Candles, for example, are a combustion source and can add to PM readings while they burn, with the potential to introduce additional particulate matter when they are extinguished. If you’ve ever blown out a candle and noticed the plume of smoke rising from the wick, you are actually watching combustion products enter the room. The smoldering wick can also release particulate matter into the air after the flame itself is gone and, depending on the candle, wick, flame conditions, and ventilation, candle burning can generate fine and ultrafine particulate matter.

Air fresheners and fragrance diffusers don’t need a flame to affect the air. Many of them present a different issue in the form of VOCs, which can include compounds known as terpenes that produce familiar scents like pine and citrus. Once released, these compounds become part of the mixture of gases in our indoor air. Certain terpenes can also react with ozone that enters the home from outdoors, potentially producing additional compounds and secondary particulate matter.

Clean, healthy, and comfortable homes consist of far more than introducing fragrance. They are maintained from the ground up to eliminate the need to mask existing issues. This points us back to the important distinction between a home that smells clean and one which actually addresses indoor air quality concerns and demonstrates how the Whole Home Approach is fundamentally different from other cleaning methods.

The cleanest, healthiest, most comfortable homes require looking deeper than just what’s on the surface. A fragrance can change our perception of a space, but at the end of the day it’s simply a costume to hide what’s actually happening inside your home.

True cleanliness comes from identifying those sources, removing the contaminants we can, and controlling the conditions that affect the indoor environment. Instead of asking, “How do we make our home smell better?” we encourage our clients to ask, “Why does my home smell like this in the first place?”

At PCRS we are investigators and cleaners in equal parts. One of the first things we look at is the humidity in a home because it plays such an important role in how a home smells. When excess moisture creates favorable conditions for microbial growth, that growth itself can become a source of odor. Microorganisms such as mold and fungi can release microbial volatile organic compounds (mVOCs) as part of their metabolic processes. Some of these compounds contribute to the familiar musty or earthy smells we often associate with damp basements and other moisture-prone areas.

That odor is important because covering it with an air freshener will not address why it's there. A persistent musty smell is instead a reason to investigate the home for excess moisture and determine whether conditions favorable for microbial growth exist.

Soft surface cleaning is a necessary component of reducing and addressing odors. Carpets, upholstery, area rugs, and mattresses are different from hard surfaces because they can’t simply be wiped clean. The fabric that makes up these soft surfaces is porous and over time will collect pet dander, cooking residue, body oils, smoke particles, and microbial debris.

Simply introducing a pleasant fragrance into a room will not remove any of the material that actually causes the odor. Even routine vacuuming, while important, cannot remove everything that becomes embedded in the fibers of your carpets and upholstery.

Professional soft surface cleaning goes deeper by physically removing accumulated soils and contaminants from these materials. Instead of trying to make a carpet or piece of furniture smell clean, the goal is to remove the materials contributing to the odor in the first place. Professional cleaning achieves just that.

The HVAC system is another area that may warrant investigation when trying to identify the source of a persistent odor. Because ductwork distributes conditioned air throughout the home, contaminants or odor sources within the system can potentially affect multiple areas. This doesn't mean every odor problem requires duct cleaning. Instead, the system should be inspected to determine whether accumulated debris, microbial growth, pest contamination, or another condition is contributing to the problem.

Identifying sources also means looking at places where there have been previous issues. If a home has experienced a water loss at some point in the past, it makes sense to investigate whether the area is still suffering from water intrusion or if there are wet materials remaining in the area. Materials that remain damp, or that developed microbial growth following a previous loss, can become a persistent source of odor long after the original event occurred.

Address the Source, Not Just the Smell

In a situation where you spend most of your time indoors, there is no real reprieve from the dust, allergens, and contaminants that exist in the home—and that daily living continuously generates.

At the same time, homes themselves have changed. Modern construction emphasizes energy efficiency, tighter building envelopes, and reduced air leakage. While these advancements have many benefits, they also mean that the air inside our homes is exchanged less frequently than in previous generations.

As our time indoors has increased, the quality of the indoor environment has become more important than ever. What was once a place we occupied primarily in the evenings and on weekends has become the place where many of us work, eat, exercise, relax, and sleep.

Instead, symptoms are often treated as isolated events. A doctor’s appointment is made, a prescription is written, and symptoms improve. Mold is a naturally occurring part of our environment, and mold spores are present both indoors and outdoors. Visible growth, staining, and musty odors can be obvious indicators, but in many cases mold develops in places you can’t see.

It grows behind walls, under flooring, inside crawl spaces and basements, or in damp building materials after a water loss, for example.

As mold colonies grow, they release spores into the indoor environment. This can be a major issue for sensitive individuals. One of the reasons mold is so problematic is that the symptoms it can trigger often mirror seasonal allergies, and may be attributed to them instead.

Mold itself is also a symptom of a larger issue: moisture.

Without excess moisture, mold struggles to grow—but in the wet, dark places in your home, mold thrives.

PCRS begins site evaluation by identifying and addressing the moisture conditions that allow mold to grow in the first place. Ventilation and dehumidification are essential to arresting mold growth. PM2.5 and PM10 are particles you will never see—and have a significant impact on respiratory health.

Not all dust is created equal and scientists measure airborne particles by size. The two most commonly discussed categories, PM2.5 and PM10, refer to particles 2.5 microns and 10 microns and smaller. For perspective, a human hair is roughly 70 microns in diameter, so these contaminants are extremely small and impossible to see.

PM2.5 and PM10 are generated by cooking, cleaning, and normal daily activities. What makes them notable is that, once airborne, these particles can remain suspended for long periods of time, allowing them to circulate throughout the home and be repeatedly inhaled.

Larger particles can be trapped in the nose, throat, and upper respiratory tract. PM2.5, however, travels deeper into the lungs. Research has shown that the smallest particles may cross the lung barrier and enter the bloodstream.

While you may never see these particles, once exposed, the body recognizes them as an irritant and initiates an inflammatory response. The symptoms that follow often resemble seasonal allergies or common respiratory illnesses, which can lead to misattribution.

Indoor air quality rarely comes down to a single source or single fix. It’s the accumulation of things that may not seem connected at first until you look deeper.

Water Loss to Mold Growth: Why Immediate Response Matters

When we say we’re always open, we really mean it.

Emergencies don’t take days off or celebrate holidays with their families, and when a restoration emergency occurs we know how important it is to have a trusted service provider answer the phone when you need them most.

In our industry we know what water does to a home when it’s not immediately addressed - and the implications can be serious. This can be particularly problematic if a homeowner is away for an extended period of time before the loss is discovered.

In this post we hope to illuminate what can happen to your home while you are away and how important it is to address water loss as soon as possible.

Hour One: Initial Saturation Begins

Water spreads quickly across flooring, soaks into subfloors and materials close to the source of the loss.

Hours 2-6: Water Migration Hidden From View

This is where the loss begins to escalate. Water doesn’t stay put like an obedient pet. Water goes where it wants to.

In our industry we call the process of water traveling upward or sideways through porous materials wicking. Think of a paper towel pulling moisture up from a spill. Porous materials like drywall, wood trim, insulation, carpets and carpet pad, draw moisture away from where the loss began driven by capillary action. This is the same principle that draws moisture into a sponge. At this stage, much of the damage is happening out of sight.

Hours 6-12 Structural Materials Begin to Change

This is where things get more problematic. Drywall begins to weaken around this time, and lose it’s rigidity. Wood starts to swell with absorbed moisture. If there’s carpet and pad present these are most certainly saturated, heavy, and begin to smell. At this point, microbial activity may not have started yet but rest assured, it’s on the way.

Hours 12-24

We call this the critical window, a real turning point for the worse after a water loss. Visible mold growth may not yet be present, but the environment is now ideal for microbial reproduction. Moisture, warmth, and organic materials combine to create perfect conditions.

As odors begin to get stronger the air quality inside rapidly declines.

Many homeowners assume that because the standing water has been removed the damage is finished. In reality, water continues moving through building materials long after visible water is gone. This is the phase where hidden damage accelerates behind walls, under flooring, and within cavities inside the structure

Hours 24-48…and beyond

IF water has not been properly extracted and drying has not started, materials begin to break down even more aggressively. Drywall will begin to crumble, wood trim, cabinetry, and hardwood flooring continues to swell, warp and distort. What began as a localized water loss now spreads deep into the structure.

At this stage in the game, mold no longer becomes a potential risk and more of an active concern. We know that mold spores are always present in indoor environments, but they only require moisture, organic materials, and time to begin colonizing building materials. The loss experienced in a home provides mold spores with all of the above.

Odors intensify significantly during this stage and the indoor environment becomes less habitable, especially for at risk individuals with allergies, asthma, or other respiratory sensitivities.

By 48 hours and afterwards, restoration complexity and cost typically rise dramatically and materials that may have been salvageable early on, often require removal and replacement.

Why Immediate Response Matters and What to Do When You’ve Just Found It

The reality behind water damage is actually pretty simple: Time changes everything

What starts as “simple” water damage turns into a much bigger issue depending on how long it sits and how far it’s had time to move. The first window of a loss often presents the best opportunity for materials to be saved and the least disruption happens.

In the real world every situation is not caught right away. When that happens you need a restoration company that understands what water does over time, not just what it looks like on the surface.

Whether the loss just happened, or you just discovered it, our goal is the same: Get in, determine what’s wet, stop the spread of moisture, and begin the drying process right away to prevent secondary damage and mold growth.

From an insurance perspective, demolishing a hardwood floor may include debris removal, detaching and resetting appliances, removal of baseboards and trim, flooring replacement, sanding, finishing, painting, and touch-up work.

Using specialized drying equipment and containment methods taught through the IICRC, we created a drying chamber designed to draw moisture from the flooring system while minimizing additional damage.

The drying process required knowledge, patience, and constant monitoring, but the results were worth it.

The hardwood floor was successfully restored and ultimately required only sanding and refinishing rather than complete replacement.

Think about what that means for both the homeowner and the insurance company.

The homeowner was able to keep the original flooring they chose for their home and avoid the inconvenience and disruption of a major reconstruction project.

The insurance carrier avoided paying for demolition and the many associated costs that come with replacing an entire hardwood floor system.

An important consideration here, potentially misunderstood or overlooked by both restoration contractors and homeowners, is that demolition focused practices can lead to claims being designated as a “large loss”. This is bad news for your insurance carrier but more importantly it could mean bad news down the road for you, the insured.

The severity and source of the loss can have compounding effects at your policy’s renewal time. From the insurance carrier’s perspective:

A $50,000 water loss represents a much larger payout by the carrier than a $5,000 loss.
As such, Large losses can, and often do, trigger additional underwriting review and could result in:

Higher premiums
Water damage exclusions
Requirements for plumbing upgrades
Non-renewal in some markets
